Removal of the existing 2-story, 70,244± SF, 112-room vacant hotel building and all associated site improvements including on-site paving, concrete, landscape and irrigation, retaining walls, trees and site lighting, and removal of existing utility services up to the City right of way. The existing basement will be filled in under the direction of the project Geotechnical report. Limited public sidewalk and alley pavement removal will occur with site demolition.
A request to construct a five-story, 180,00 square foot, mixed-use development with 3,000 square feet of retail and 190 multi-unit dwellings on 1.18 acres within the General Commercial (C-2-SPD) zone and Central City Special Planning District. This request requires commission-level site plan and design review.

PLUMBING /MECHCANICAL CORRECTIONS: 1.Cap/Safe off in an approved manner all uncapped plumbing connections where, toilets, showers and sinks have been removed and not capped. 2.Contact PG&E and verify gas is shut off to the building.
ELECTRICAL CORRECTIONS: 1. Areas to be accessed by the public shall be limited to first and second floors immediately around the pool area in front court yard. All other areas shall be made inaccessible to the public by mechanical means. 2. Drained and uncovered pool to be securely fenced off and no access shall be permitted at any time. 3. Fence enclosing the pool shall be minimum 60” in height. 4. Remove all exposed electrical conductors in areas with public access throughout. 5. Cover all exposed electrical parts by approved means throughout. 6. Provide site plan clearly indicating all means of egress and egress travel paths. 7. Provide illuminated exit signage and emergency lighting where required. 8. Subject to further inspection.
A request to construct a 167,138 square foot residential mixed-use project comprising of ground floor retail, senior apartments, and assisted living units on approximately 1.18 acres in the General Commercial (C-2) zone. The entitlements include a Conditional Use Permit to establish a residential care facility and Site Plan and Design Review with deviations for construction of a new building in the Central Core Design Review District.
